Non-Emergency Maintenance Request

Please email your request to dale@eversrealty.net.  Describe the problem and include your cell phone number and the best time of day to reach you.  If you have a water leak, please notify me by phone immediately at 937.339.0010.  If you have a heating, cooling or refrigerator problem, please contact me as soon as you notice the issue.  Do not play the wait and see game.  Contact us immediately so that we can determine the need for service technicians and have them dispatched as soon as possible.

Note: To help your furnace out and to achieve the least expensive heating and cooling bills possible, be sure to change your furnace filter once every month.  If a service technician is sent out for a "No Heat" or a "No Cooling" call, and the problem is determined to be the result of a dirty furnace filter, then the resident will be charged for that service call. 

If the temperature is below 20°F and above 10°F - follow these procedures to prevents freezing pipes.

  • Leave heat on in the unit even when not at home or on vacation.

  • Open kitchen & bath cabinet doors so heat can warm the pipes.

If the temperature is below 10°F - follow these procedures to prevent freezing pipes.

  • Leave heat on in the unit even when not at home or on vacation

  • Open kitchen and bath cabinet doors so heat can warm the pipes

  • Open the tap so water can drip at a rate of a drop or two per second

  • Flush toilets periodically

NOTE: Plumbing facing outside wall is very susceptible to freezing, so extra care should be given to prevent freezing.

IF YOU THINK THE PIPES ARE FROZEN
 Turn the main water supply line off and open all your faucets.
